Initial Consultation
We begin with an informal conversation, in person, on-site, or by phone, to learn about your home, ideas, and goals. You don’t need drawings or technical info; bring your thoughts. We’ll offer early advice, answer your questions, and outline what's possible for your space.

Feasibility Check
Before we start designing, we assess your site and local planning rules. We look at key risks, opportunities, and what can realistically be built, including Permitted Development options. This step saves time and money by identifying issues early and giving you a clear foundation to move forward with confidence.

Measured Survey
We carry out a detailed measured survey of your property to accurately record its existing layout and dimensions. From this, we produce existing drawings, plans and elevations, which form a reliable foundation for all future design and approvals.

Early Design Options
We take what we’ve learned and turn it into visual sketches, layout options, and simple plans. These help you compare different ideas, see what fits your home best, and make informed decisions. You’ll receive early feedback from us and the opportunity to shape your preferred design before we begin planning.

Planning Application
Once a design is chosen, we prepare and submit all the necessary documents, including drawings, statements, and forms, to your local council. We manage the application on your behalf, respond to feedback, and keep you updated throughout the review process until a decision is made.

Building Regulations
Following planning approval, we produce detailed technical drawings and specifications suitable for Building Control. These cover structural elements, fire safety, insulation, drainage, and overall compliance with regulations. We coordinate submissions to either the local authority or an Approved Inspector and address any comments to ensure approval is secured smoothly.
